The Repairs
We provide project and construction management services for apartment owners and HOAs.
We develop scopes of work, manage competitive bidding, evaluate contractors, and oversee construction from start to finish. We control costs, monitor schedules, inspect work, and maintain project records to ensure quality, accountability, and fair pricing.
Who it's for
Boards and owners who need a project manager on their side.
- HOA boards and community managers. Associations of any size, including 200+ units.
- Apartment owners and property managers. One building or a portfolio.
- Anyone who doesn't have time to manage a contractor. Or doesn't want to.
Why it matters
Most repair problems start before the work does.
- A loose scope. Bids you can't compare, and change orders later.
- An unchecked contractor. No license for the trade, lapsed insurance, or no workers' comp.
- Nobody watching the work. Payments made before the work is done, and no lien releases.
What we do
From the first site walk to the final sign-off.
Scope of work
We walk the site, take photos, and write a clear scope. Every contractor bids the same job.
Bids
We send the scope to qualified contractors and compare the bids line by line.
Contractor and contract checks
We check the license, insurance, and references. We review the contract before you sign. Your attorney reviews the legal terms.
Inspections and safety
We inspect the work at key stages and send photos. We watch for trip-and-fall hazards and OSHA safety issues.
Schedule and updates
We track the schedule, plan access and notices for residents, and send regular updates to the board or owner.
Change orders and payments
We check every change order and pay request against the work. We collect lien releases before each payment.
Punch list
We walk the finished job and track every open item until it is fixed.
Closeout
We collect warranties, final lien releases, and permit sign-offs.
Warranties
We record warranty dates and help you file a claim if something fails.
