About us

We work for owners and HOA boards.

Large landlords have staff watching every dollar and every contractor. Most owners and HOA boards don't. That gap is the reason we exist.

Why we started

Most owners don't have a team behind them.

Some own a fourplex. Some own several buildings. Some sit on the board of a 200-unit association. They all face the same hard choices: rents, repairs, contractors, taxes.

And a loan or a special assessment coming due.

Most properties earn less than they could, and most repairs cost more than they should. What owners rarely get is someone who runs the numbers, manages the work, and has no stake in the answer. That's the job we took.

Buildings like this one are a big part of our work.

Our promise

Three things you can hold us to.

We don't take commissions

We get paid for the work, not for a deal. So we can tell you to do nothing.

We look at the whole thing

Money, repairs, contractors, tenants, taxes, and time. Not just the part that's easy to sell.

We say it plainly

No jargon. When you finish the report, you'll know what to do next.

Who we are

Two people, both owners themselves.
